Valoración por el método de flujo de caja libre: finca bananera de Urabá (Valuation by the Free Cash Flow Method: Banana Estate in the Urabá)

Abstract

Spanish Abstract: La producción de banano es fundamental en la economía de la región de Urabá, por tanto, es necesario que sea más competitiva técnica y financieramente, por ello se realizó una valoración de empresa para una finca exportadora de banano ubicada en esta zona bajo la metodología flujo de caja libre, usando información financiera del 2016 y 2017. Se realizó una evaluación técnica (producción) y financiera de la finca, se proyectó el flujo de caja y se calculó el valor presente de la finca. Como resultado se encontró que la finca viene mejorando sus indicadores productivos y financieros año a año; a partir del 2019, la finca presenta un ebitda positivo, de allí en adelante este valor va en crecimiento hasta alcanzar un monto de $ 1 068 383 797, siendo positivo para la finca. Tras realizar el proceso de valoración se encontró que la finca está valorada en promedio $ 13 382 277 080,70 y máxima de $ 14 051 390 934,74.

English Abstract: Banana production is fundamental in the economy of the Urabá region, it is necessary to be more technically and financially competitive, so a company valuation was carried out for an export banana farm located in this area, using the free cash flow methodology, using financial information for 2016 and 2017. A technical (production) and financial evaluation of the farm was carried out, the cash flow was projected and the present value of the farm was calculated. As a result, it was found that the farm has been improving its productive and financial indicators year after year, starting in 2019 the farm has a positive ebitda, henceforth this value is growing up to an amount of $ 1 068 383 797, being positive for the farm. After conducting the valuation process, it was found that the farm is valued on average $ 13 382 277 080,70 and maximum of $ 14 051 390 934,74.
