Abstract

The main aim of this paper was to establish the effect of Building Information Modelling (BIM) in the management of construction projects risks in Kenya. The study target population is 462 registered consulting architects and engineers in Nairobi City County where explanatory survey research was used. A simple and random sampling technique was to select the respondents for the study. The research data were collected by use of questionnaires and secondary data collected from journals and publications. The data were analysed both qualitatively and quantitatively using SPSS version 24. The study revealed that BIM design and visualization reduces the risk of making changes later in the project. Also, cost estimation and budgeting increase construction project’s risk management. Moreover, BIM scheduling provides the project team a very powerful four-dimensional representation of the project which is effective in construction project risk management. Further, BIM multi-disciplinary collaboration & coordination makes it relatively simple to make a change to the building model thereby effectively managing construction project risk. There is, therefore, a need for contractors to utilize BIM for project design to have a more accurate and realistic design. As well, there is need for contractors to utilize BIM since it is a better cost estimation tool. Also, it is utmost necessary to use BIM to facilitate resource optimization and better tracking of project activities. Finally, contractors could also utilize BIM to mitigate the risk of double-counting of materials from different disciplines
