Abstract

The commercial real estate debt crisis constitutes a threat to the fragile economic recovery. Policymakers considering intervention need to understand the causes of the problems facing the commercial real estate sector so that they can craft appropriate responses. This essay describes the growing "equity gap" as well as technical and maturity defaults faced by many commercial real estate borrowers. It also argues that policymakers should not summarily adopt the narrative of the residential real estate crisis and apply it to commercial real estate. Instead, this essay calls for empirical research to understand the impact of changing underwriting standards on the risk profile of loans. A more thorough understanding of the causes of the current commercial real estate debt crisis will assist policymakers in addressing the current crisis as well as preventing similar problems in the future.
