Abstract

The article argues that blockchain technology is unsuitable for replacing traditional land registry systems, despite its technological appeal. Blockchain's decentralized, autonomous nature conflicts with necessary governmental oversight of real estate transactions, and its purported benefits can largely be achieved through existing or alternative systems. Moreover, blockchain's immutability poses challenges for making necessary changes to land records, while introducing new risks and vulnerabilities. The article concludes that the costs and risks of transitioning to a blockchain-based system outweigh its potential benefits, suggesting that the push for blockchain in land registration is driven more by technological enthusiasm than by a need to solve realworld problems.
