Abstract

In this paper we construct a repeat sales index for residential property in the Netherlands. The index shows the tendency of the Dutch housing market between May 1973 and December 1995. Subsequently, the repeat sales index is utilized as input for investment decisions of homeowners. We calculated correlation matrices of several regions within the Netherlands. Inclusion of residential property investments in a portfolio with stocks and bonds shows that substantial diversification gains can be obtained.
